Zoning Board of Adjustment
The Zoning Board of Adjustment is a five-member citizen board that hears appeals involving "hardships" resulting from the strict application of the zoning ordinance. Under certain circumstances the Board may grant variances to code requirements.
The Board also rules on a variety of other discretionary permits. Members are appointed by the Mayor with confirma  tion by the City Council. Appointments are for five years and are staggered. Members serve without compensation. The Board holds regular meetings twice each month.

- Appeal for Review - Staff interpretations of the Zoning Ordinance may be appealed to the Board;
- Special Exception - Certain items listed in the Zoning Ordinance may be authorized by the Board after public hearing and review;

Home Occupation Permit - A category of special uses that may allow limited business activity in a residential zone subject to conditions and restrictions;

Hardship Variance - Provides relief from zoning requirements that pose an undue burden upon the property owner. Variances are to be based on physical constraints associated with a property. |
